You’ve surely heard the saying that “everything comes through your eyes.” Well, in real estate, that phrase is more true than ever. When someone looks for a home online, they only spend a few seconds browsing each listing. If the photos don’t grab them, the buyer moves on to the next property.
The good news is that you don’t need a full renovation or to spend thousands of euros for your home to look absolutely amazing. This is what we call Home Staging (or, put simply, getting your home ready to shine).
Here are 5 super easy tricks so your photos look like they belong in a magazine:
We all love having family photos or travel souvenirs around, but when you’re trying to sell, those items become distractions. The buyer needs to be able to picture themselves living there, not see how you live.
Tip: Put away personal photos, fridge magnets, and very specific items from your hobbies. Let the buyer see a home—not a biography.
It might sound obvious, but a kitchen counter full of soap bottles, sponges, or papers on the coffee table makes the home look smaller and messier.
Tip: Before the photo session, clear every flat surface. Keep the furniture as “clean” as possible. Less is more!
A dark home feels gloomy and small. Natural light is the best ally of any real estate listing.
Tip: Raise all the blinds, open the curtains, and make sure every pane of glass is spotless. If possible, turn on the main lights of the house as well to create a warm atmosphere—even during the day.
Sometimes, we use rooms for things other than their original function: an extra bedroom becomes a storage room, or the living room has a very messy office area.
Tip: If you have a room, make sure it looks like a bedroom. If you have a small space, put a nice table there to show it can be a corner for teleworking. It helps the buyer understand the potential of every corner!
If you have a terrace or balcony, make sure there are no boxes, brooms, or clothes hanging out to dry. Those elements completely ruin the magic.
Tip: A small table with two chairs and a plant (even artificial) can turn an empty balcony into a place where someone would actually want to sit down with a coffee.
